Listing Price Calculator


Do you spend a lot time figuring out what to list your short sale at?  Not sure how low you can list it and still get the lender to accept an offer?  Take a look at what can determine the listing price:


  1. Multiple Liens-  When you have more than one lien on a property the short sale can get a bit tricky.  How much do you offer the 2nd lender? or 3rd?  With the Listing Price Calculator it automatically figures in what your listing price should be when you enter in how much the 2nd lender will recieve. 

  2. HOA Fees- Simply enter in how much is owed to the HOA and the LPC will adjust your listing price accordingly. 

  3. Taxes- Taxes are always paid out of closing.  What time of year it is determines just how much the lender has to pay out.  Now what about any back taxes?  Those have to be calculated just like the current ones do.  Again,  with the LPC everything is automatic.  Everytime you enter in a number the listing price adjusts. 

  4. Type of Mortgage- Depending on what type of loan your dealing wtih will determine just how much the lender is willing to accept.  We have already programmed in the calculations for each loan type.  Just use the drop box feature and everything is calculated for you. 

  5. Buyers closing costs- In today's market paying a portion of the buyer's closing costs can make or break a deal.  Being able to calculate those costs in and still have the property listed at a resonable price point gives you a huge advantage.
